Set within a 1-acre private park, Grotta di Leone is a one-of-a-kind villa. Featured on the cover of the book *Ischia Modern Architecture*, it was designed in 1964 by German architect Fritz Zollinger for a German industrialist.
This residence stands out for its aristocratic elegance, harmoniously integrated into the natural landscape of Ischia.
Built of whitewashed local “tuff” stone, it blends seamlessly with its surroundings, offering breathtaking views of the Forio landscape and the sea horizon. The property enjoys a privileged location, with a south-facing terrace flanked by olive trees and topiary, offering spectacular views of the valley and the Madonna del Soccorso.
The entrance to the villa, framed by monumental rocks, lends the property a majestic character. A private driveway leads to the parking area, which can accommodate five vehicles, and to a second gate that opens onto the gardens. Private access to the sea is an added bonus, via a stone path.
Five different paved terraces and multiple garden levels allow you to enjoy the breathtaking views while dining or having a drink, as well as relaxing in complete privacy.
The main body of the villa is predominantly single-story, featuring large vaulted spaces in the Saracen/Byzantine style, creating a rustic yet sophisticated atmosphere. Only the master bedroom, located on the upper floor, enjoys an exceptional panoramic view. The rock garden with dry-stone terraces, inspired by Italian Baroque traditions, is a true haven of peace.
A large swimming pool, situated at the foot of the north terrace, invites you to relax while enjoying the view of the garden.

The villa can comfortably accommodate 10 guests in 5 bedrooms, 2 of which offer direct sea views. All bedrooms feature recently renovated private bathrooms, individual air conditioning, and spacious terraces, complemented by 2 large living rooms with sea views and a fully equipped kitchen.
All linens (bed linens, sheets, towels, etc.) are less than 12 months old.
