Live the dream, Ischia style
Villa Grotta di Leone
Set within a private one-acre park, Grotta di Leone is a truly one-of-a-kind villa. Featured on the cover of Ischia Modern Architecture, it was designed in 1964 by German architect Fritz Zollinger for a German industrialist.
This distinctive residence exudes aristocratic elegance, blending seamlessly into the lush Ischian landscape.
Built from local tuff stone and finished in traditional white, the villa harmonises beautifully with its surroundings, offering breathtaking views over the Forio countryside and the distant sea.
Its prime location includes a south-facing terrace framed by olive trees and manicured topiary, with a sweeping view across the valley and towards the iconic Madonna del Soccorso.

The villa’s entrance, framed by striking rock formations, gives the property a truly majestic feel. A private driveway leads to a parking area with space for up to five vehicles, as well as a second gate that opens into the gardens. A private stone path offers exclusive access to the sea — a rare and valuable addition.
Five separate paved terraces and various garden levels provide stunning viewpoints, perfect for al fresco dining, evening drinks, or simply unwinding in complete privacy.
The main part of the villa is set on a single level, with spacious vaulted interiors in a Saracen/Byzantine style that blend rustic charm with refined sophistication. Only the master bedroom, located on the upper floor, enjoys an exceptional panoramic view. The terraced rock garden, inspired by Italian Baroque traditions and built with dry-stone walls, is a peaceful haven of its own.
A generous swimming pool sits just below the north terrace, inviting you to relax while taking in views of the surrounding gardens.
